Metropolitan Property Management had built a strong portfolio of managed properties over eight years — but their digital operation had not kept pace. Their website was a static brochure with no live search, no online enquiry capture, and no mobile optimisation. Landlords researching property management companies were landing on the MPM site, spending less than 60 seconds, and leaving for competitors whose websites clearly communicated trust and professionalism.
More critically, MPM’s lead follow-up was entirely manual. A landlord or tenant would submit an enquiry form and receive no immediate response. In a market where a competitor’s AI agent or fast-moving member of staff could respond first, MPM was structurally losing business before a human ever picked up the phone. Their Meta Ads had never been run with any conversion tracking in place — meaning months of spend had generated clicks to a site that gave those visitors nowhere meaningful to go.

MPM’s previous website communicated none of this. Generic stock photography, inconsistent fonts, walls of text with no visual hierarchy, and a contact form as the only conversion mechanism. Our UX team began with two-day discovery sessions: interviews with the MPM management team, analysis of their existing enquiry data, and a 5-competitor UX audit that identified the specific trust signals their highest-performing competitors were using.

Each journey needed a separate visual logic: landlords want authority, track record, and process clarity; tenants want searchable listings, speed, and easy contact. 71% of MPM's audience is on mobile. Every screen was designed mobile-first, with particular attention to the property search and enquiry form flows on smaller screens.
Average session duration increased from 58 seconds to 4 minutes 12 seconds. Bounce rate fell from 78% to 34%. Landlord enquiry form completions rose from 1.4% to 7.2% of sessions.
With the design system approved, our development team built MPM’s new website on WordPress — chosen for its flexibility, the team’s ability to manage content in-house, and its robust ecosystem of property management and listing plugins. The build was structured around three non-negotiable outcomes: fast load times, full CRM integration, and a Lighthouse score above 90 before launch.
We baked technical SEO into the build from the first day — not bolted on at the end. Every page was built with appropriate schema markup: LocalBusiness, PropertyListing, Service, and FAQPage schema across the relevant pages. The site integrated with MPM’s CRM via webhook, meaning every form submission, live chat interaction, and AI calling event creates a CRM record automatically with no manual data entry.
Page speed was the most visible transformation: MPM’s old site scored 28 on Lighthouse performance. The new site scores 93. Mobile load time dropped from 7.1 seconds to 1.6 seconds. We built two distinct AI calling agent flows: one for landlords enquiring about management services, and one for tenants enquiring about available properties. Each agent is trained on MPM’s specific service offering, management fee structure, property portfolio, and key objection responses. The landlord agent qualifies the enquiry (portfolio size, property type, current management situation), explains MPM’s services, and offers to book a consultation with a senior property manager directly into their calendar. The tenant agent qualifies budget and requirements, provides information about matching properties, and books viewings automatically.
