A Homebuilder With Great Communities and an Invisible Sales Funnel.
Homestead Development builds and sells new homes across several residential communities — but their digital presence was decades behind the product they were selling. Their website listed communities with static PDF brochures, required a phone call just to find out which plots were still available, and gave prospective buyers no way to express genuine interest beyond a generic “Contact Us” form that funnelled into a shared inbox.
New-home buyers research extensively online before ever speaking to a sales team — comparing floor plans, lot premiums, community amenities, and price points across multiple builders simultaneously. Homestead’s digital experience gave buyers almost nothing to compare. Worse, when a genuinely interested buyer did fill out a form, the response time averaged half a day. In a category where buyers are actively comparing 3–4 builders, that delay was costing Homestead sales every single week.
Buyers had to call or email to find out which lots and floor plans were actually available. No live inventory, no interactive site plan, no way to self-serve research online.
Buyer enquiries went into a shared inbox checked twice a day. Competing builders with faster follow-up were winning appointments before Homestead's team even saw the lead.

We treated all four services as one connected buyer journey. The UX research defined exactly what information buyers needed at each stage. The website was engineered to surface that information instantly, with live availability data. The AI calling system picked up the moment a serious buyer raised their hand. Meta Ads fed qualified, community-specific traffic directly into that system — not into a generic homepage.
Buying a new-build home is rarely an impulse decision. Buyers spend weeks comparing communities, floor plans, lot positions, and price points — often across three or four builders at once. Homestead’s old site forced every one of those comparisons to happen over the phone. Our UX team’s job was to bring that entire research process online, without losing the warmth and trust that a face-to-face sales conversation provides.
We started with two full days of discovery: walking through every active community with Homestead’s sales team, reviewing their actual floor plan inventory, and identifying the specific questions buyers ask most often on a sales call. From there, we mapped a single, clear buyer journey: discover a community → explore floor plans and lot premiums → check live availability → book a visit or speak with a sales advisor.
The resulting design system uses a warm, grounded palette — deep forest green and terracotta — that feels rooted in the land Homestead builds on, paired with clean, confident typography that makes pricing and floor plan information easy to scan and compare.

64% of Homestead's traffic is mobile, often during evening browsing sessions. Every screen — especially the interactive site plan — was designed mobile-first.
Average session duration increased from 1 minute 4 seconds to 5 minutes 10 seconds. Pages per session rose from 1.6 to 4.8. Buyers are now comparing floor plans on-site instead of calling to ask basic availability questions.
The single biggest technical challenge on this project was replacing static PDF brochures with a live availability system. Our development team built a custom plot and floor plan management system inside WordPress, allowing Homestead’s sales team to update lot status (available, reserved, sold) in real time without touching code — and have those updates reflect instantly across the community pages, the interactive site plan, and the floor plan archive.
Beyond the inventory system, the build followed the same performance and SEO discipline we apply to every project: every page targets a Lighthouse score above 90, structured data schema markup covers RealEstateListing and LocalBusiness types, and the site integrates directly with Homestead’s CRM via webhook so every enquiry — from a floor plan download, a “Check Availability” click, or a contact form — is captured automatically.
Page speed improved dramatically: from a 31 Lighthouse performance score to 96, and mobile load time from 6.8 seconds to 1.7 seconds. For a buyer browsing floor plans on their phone after dinner, that speed difference is the line between continued research and an abandoned tab.

Homestead’s previous Meta Ads activity ran a single generic campaign sending all traffic to the homepage, regardless of which community or price point the ad creative referenced. There was no pixel, no conversion tracking, and no way to know whether a click ever became a real buyer enquiry. With the new website’s live availability system and the AI calling agent in place, Meta Ads finally had real infrastructure to convert against.
We rebuilt the campaign architecture around each of Homestead’s four communities individually. Each community got its own campaign, its own creative built around its specific price point and lifestyle positioning, and its own dedicated landing page matching the ad’s exact message — not a generic homepage.
